    The Mercury Block | 21.7m | 6s

Mercury Block checks a ton of boxes for a development in this type of area. It provides good housing options for people looking to live there. While I would have preferred brick, I don't really care. It's pretty much better than 95% of midrise buildings in the City. If they find it economical...

    Pretty sure that's architectural

    LRT Expansion Planning

I think you're misunderstanding, Gronk. Walk through means that you can walk from the very front of the train to the very back, through all 5 cars. The seating arrangement in the individual cars is essentially irrelevant.

I did a walk through, people are living there now. Quality building, worth checking out as an option if you're looking.

Wrong country. This thread is getting derailed right now.

    General Infill Discussion

Within walking distance from a bakery, pub, small grocery store, drug store, and a school. This is what it's all about.

    Edmonton Real Estate Market

With all this demand, why isn't the city encouraging density in the core by making the property tax more fair. Base it on density instead of unit value. Vancouver's rate is under 0.3%, but if you buy a DT condo in Edmonton you're penalized, and forced to pay over 3X this. It does not make sense...

    The Clifton | 55m | 15s

A big problem I see with expensive condos in Edmonton is the unfairly high tax burden that condo owners have compared to Vancouver. Due to Edmonton's outrageously high tax rate (because we subsidize suburbia), this place is taxed similarly to a $25 million home in Vancouver. This is something...

    Parking, Parking, Parking

You put it very politely! I'm looking forward to the park being built and the Farmers Market being as popular as ever after they lose their precious parking lot.

What is the opposition here to making this a market rate rental?

    Edmonton Real Estate Market

There has been demand for dense housing in this area though. Being NIMBY central, the pushback has been strong until the recent ZBR. I have to imagine that Glenora will see comparatively rapid densification compared to Belgravia because of the less regulation on land use. I'm not worried about...

    Edmonton Real Estate Market

Edmonton could really help it's future by encouraging family friendly amenities in the core. While I very much like my visits to Vancouver (DT), I understand that it seems to cater much more to myself than it does to kids. Even Edmonton's core is already pretty kid friendly, and I want it to...

    Capital Line LRT

I've never seen it suggested by anyone with the city, no. I'm just being speculative. I would prefer a cut and cover train underpass, but I don't see how the disruption of the current line would be possible. I think either a street underpass, or closing the road to vehicle traffic are the only...
