Downtown

There's a rather large tent/encampment on 103st south of 100ave with an absolute TON of garage spilling over and down the hillside. Unsure how bylaw or Peace Officers dont deal with this, especially given that its next to a daycare and the ECF.

The decline started in 2009 - but I have no idea what triggered it.

Edit: Pulled an article from this period. DT prices are almost unchanged. Maybe the 2008 crisis hit and things never caught their stride afterward?
It's been a while but I remember the downtown action plan released by the DBA attributing the massive drop with the closure of Blatchford airport.

I don't think so, actually several taller buildings (more residential but also some commercial) were built downtown around that time and after that.

I don’t recall anything of the sort and fail to see any correlation as opposed to coincidence between the two.

My own guess would be falling occupancy rates and falling rents in the downtown office and retail markets had a direct correlation to falling values and assessments and tax rates. This was exacerbated by the Province’s cutting back their leased spaces and their lowering their tax in lieu payments to the city.

Along with that, you had increasing suburban development in all sectors including residential and a strong industrial market that saw rising rents and corresponding increases in taxes.

The combination contributed to a decline in the proportion of taxes the city receives from downtown.

I’m also not sure how the incremental taxes the city receives from the CRL that have been precommitted to paying off CRL debt instead of flowing to general revenue are treated when the city calculates downtown tax revenue.

Yeah, those would be my next door neighbours. Great people, adding colour to the landscape. One dude sing-yells for literal hours on the regular, but because of the echoing in the area it's hard to tell where he's performing from - seems likely this is his stage. I rarely walk up 103 St because it's probably one of the ugliest sidewalks known to man and I don't enjoy feeling like I live in a third world country, so I missed this. Will definitely report.

In related downtown delights news, driving down 101 St yesterday afternoon we saw a woman and a man chase another man, push him over, and then she repeatedly stomped on his head and kicked him. Cars all around but she didn't exactly care. He did get up and meander off afterwards, so no murder was witnessed, but FFS, something needs to be done! Have I mentioned how over this bullshit I am?
 
Let's have the City start with bringing workers back to their Downtown offices as that will do a world of good for this 'upswing' of a Downtown.
Very fiscally responsible policy there! Spend millions extra taxpayer dollars on leases or ownership costs just so that workers might spend their own money downtown. That's a very roundabout subsidy, and would be much better spent on incentives for residential development or incentives to encourage private sector growth.
