I wonder if that would warrant a new residential tower? I wouldn't mind a another hotel/condo/rental on a lower scale than legend...for the average price points: this would allow another taller tower to rise (180m+).

Ice district is at the point where it will be able to absorb another tower in about 1 year from today. Legends has full rental occupancy, Stantec as mentioned above, is over 80%.

I don't know if condos will work, they might have to be PBRs. The amount of free marketing the Ice District has received during these playoffs could help drive pre sales. The Oilers run has absolutely helped Downtown's, and the Ice District's perception locally and nationally.
 
To follow up on my prior post, Stantec has a single 1 BR apartment remaining for long term lease. A couple 2/3 BR apartments remain between the Stantec and JW Marriot, but these are $2,600/mo +.
I can confidently say that both towers are effectively fully leased. Select units are available for purchase, but these are also extremely limited, and the purchase price skews to the higher end.

I don't know what this means for the DT rental apartment market beyond a potential shortage in higher end of rentals. Supply in this price/quality range isn't very elastic, and the only other tower in Downtown that will meet these higher standards could be The Parks. I do not think the current supply would be capable of meeting demand unless The Parks towers, Connect Centre Tower, The Shift, and the Westrich Park Tower (10123 106 Street) were all being fully built already.

IMO Earls used to be an nice urban dining experience, but at least here it has become so suburban. For those that remember, years ago they did have a location in City Centre.

At this point, I would prefer to see something better in this space and maybe Earls is afraid to or can't compete with BP.
 
my buddy manages the cactus on jasper. Said they looked initially is what he heard, but stuck with their jasper location. They see it as meeting the same “area need”, while having parking, less social issues, and cheaper rates than ice district.

Parking?! There’s more parking available near ID than where they currently are. Especially during the winter months when you would not even need to go outside.ID is also easier to get to by transit, bike, scooter, walk and is closer to more hotels and residences (foxes, Icons, Stantec, etc.). Plus, people already go to Cactus to go to Cactus, I’m sure they wouldn’t miss a beat—many would probably prefer it. Cheaper rates I can understand.

When people complain about lack of parking they are almost always just complaining about lack of free parking.
