Is it Henry Singer? Their downtown location is inside a dead Manulife Place and who knows how long that can continue.

It is too bad about Manulife, they have been "rejuvenating" for a very long time now. Perhaps what they are missing is filler.

You'd think the commercial rents on 104th are too high since Fox has had little luck attracting tenants and the Armstrong Block hasn't been much better.

Rents, quality of space, exposure, motivated landlords... a variety of factors likely in play here.

Great for the area, the new Encore space is much larger and shows the growth and commitment of Helm to the area and Downtown. I always liked the idea of more retail connecting 104 Street to the CBD.

Their current location has a DC zoning on it and is only temporary.

Hudson would be a good bet, considering the relatively strong momentum for residential that is building up in DT.
