Mill Woods redevelopment to include first European-style bus terminal

Edmonton could see its first European-style bus terminal with a planned redevelopment of the Mill Woods Town Centre.

Think of sipping a cappuccino on a sunny patio as your bus arrives, or picking up a roasted chicken for dinner just steps away from your transfer.

The new plan

The Mill Woods Town Centre redevelopment plan includes the mall and covers 25 hectares of land, which is larger than the similar Century Park site.

City officials are planning to move the existing transit station north when the LRT arrives, locating it about 100 metres from the LRT station on 28 Avenue. That leaves enough space for RioCan to build two 18-storey towers on either side of the pedestrian walkway, surrounded on the ground floor with shops and cafes to take advantage of the foot traffic.

That should make the transit centres feel safer and more comfortable, Preiksaitis said.

The rest of the redevelopment will be a mix of low and medium-rise apartments, adding 1,750 units to the area, plus offices and stores, he said. They would create new public streets through existing parking lots, with new bike lanes and wide sidewalks.

In the southeast area, they're planning a green pedestrian street, wide enough to accommodate a basketball court. That would be open to the public but owned by the development company so it can program the park and use it to attract tenants and shoppers to the town centre.

Province announces $49.5 million in funding for Londonderry affordable housing renewal project

The Province of Alberta has announced $49.5 million in funding for the City’s Londonderry affordable housing renewal project in the Kilkenny neighbourhood at 144 Avenue and 72 Street.

The development will be built by Capital Region Housing Corporation on City-owned land, replacing 80 aging social housing units with 240 new market-priced, affordable and deep subsidy units. Mixing market-priced and affordable units into one development will allow the market-priced units to fund the affordable units, making the project financially sustainable without the need for ongoing government operating subsidies.

“Through an innovative mixed-market model, provincial-municipal partnership and commitment to regenerating quality housing, Edmontonians will benefit from the Londonderry affordable housing project," says Edmonton Mayor Don Iveson. "This exciting and innovative model provides housing in a financially sustainable way, which can be replicated in future projects and will help improve the quality of living for those in need."

The City of Edmonton believes that safe, adequate and affordable housing is fundamental to the physical, economic and social well-being of individuals, families and communities.

“Ensuring all Edmontonians have an affordable place to live is important to building our city,” says Jay Freeman, Executive Director of Housing and Homelessness at the City. “A sufficient supply of affordable housing helps to support a healthy labour market, is crucial to enabling long-term financial stability of low-income households, and has been a identified as a key pathway out of poverty.”

The Federation of Canadian Municipalities estimates the Londonderry project will generate up to 975 jobs and $105M of economic activity in Edmonton, and help 240 families live affordably.

"We welcome the investment in affordable housing and the opportunity for our families and individuals of all ages to find an affordable place to call home,” says Greg Dewling, CEO of Capital Region Housing Corporation. “This budget provides the opportunity to revitalize and redevelop many properties across our portfolio, such as our Londonderry project, the first social housing regeneration project in Edmonton. In partnership with the City of Edmonton, we are building a sustainable housing model that integrates families and individuals of various economic means.”

The development will feature two-storey townhomes on the ground floor with one to three bedroom apartments above that can accommodate individuals with mobility challenges. The regular-priced and affordable housing units will be indistinguishable from each other, allowing the development to blend seamlessly into the surrounding neighbourhood.

The project is currently in the planning and design phase, with construction targeted to begin later this year.

This is one of the few remaining 'boom town' buildings left on Whyte. The Province has designated this building so it's not going anywhere. Our plan for the site involves lifting the building off of its existing foundation, building a new basement and then adding a two-storey addition near the rear of the site. Although we're still in the feasibility stage we're very excited about the plan - think small retail spaces, second floor restaurant(s) and rooftop patios.

Our current plan incorporates that tree [in the rear parking lot]. We are hoping that it can survive our planned redevelopment.

Ritchie Market, a new collaborative commercial space that brings several well-known local companies under one roof, is open for business.

One of the tenants anchoring the two-storey, 17,000-square-foot building at 95 Street and 76 Avenue is Transcend Coffee, who opened their doors Tuesday. Their new café is back under the same roof as the roaster for the first time in six years.

"Beers, bikes and brew." That's how Transcend Coffee owner Poul Mark describes the motivation behind the new Ritchie Market south of Whyte Avenue.

Mark and building owner Greg Zeschuk are on the verge of opening the upscale commercial space at 96th Street and 76th Avenue in the Ritchie neighbourhood, after nearly three years of planning and preparation.

"The whole point of this really was to bring back to the community things that had sort of dissipated," Mark said. "We wanted to bring the production of goods back into the neighbourhood."
