City Council will consider rezoning a parcel of land in Rossdale next week, for a 118-unit residential development by Parkwood Master Builder to be located at 101 Street and 98 Avenue, just steps from the North Saskatchewan River.

Designed by Dub Architects, the rezoning would allow for two buildings: the first is a set of 11 three-story row housing units that would face 101 Street, which may also be used for limited commercial retail purposes, while the second is a ten-story building with 107 residential units. A private roadway would separate the two buildings.

Only minor adjustments appear to have been made since the last time we looked at the proposal, versus what is going before Council at the public hearing; the maximum building height has been increased to 35 metres from 33, and the total unit count has increased slightly from 115 to 118.

The site is currently mostly vacant, save for four small mid-century houses that currently occupy the southwest corner of the lot.

The rezoning proposal goes to public hearing on Tuesday, February 4, at 1:30pm in Council chambers.
