A rezoning application has been submitted for a new residential development in Rossdale, on 101 St NW between 97 and 98 Avenues. The proposal by Parkwood Master Builder is for two buildings - a low-rise townhouse development, and a 10-storey apartment building - to be constructed mere steps away from the banks of the North Saskatchewan River.
According to an urban design brief submitted as part of the rezoning application, the Dub Architects-designed proposal would bring a total of 115 residential units to the river valley neighbourhood, including eleven 3-storey townhouse units facing 101 St NW, as well as four units facing 98 Ave NW that can be used for limited retail purposes or as live-work units.
The project is well-located just south of the downtown core, as well as near both open green space and the river valley trail systems. Future residents will also be situated near additional amenities if the City of Edmonton's River Crossing project - a series of improvements proposed for the Rossdale area including a future reuse of the Rossdale Generating Station - takes off.
