We're a winter city, so it makes sense to have buildings inspired by the Cold War. I guess it's better than Rgeency's site across the street, which looks like it was inspired by a hot war.Cold war bunker-ahh mall

Yes, they can expand north of 102 Avenue if needed, but so far the one block has been enough. But totally depends on how many applications they get for next year.Unfortunately O-day'min Park doesn't have the population density of the 4th St Promenade right now, although maybe that will change in a few years.
I do like your suggestion of shifting the market north of 102 Ave.
