General Infill Discussion

Here is what I (think) I know:

Project 3 is Maclab's first phase of their MWTC residential development
Project 5 is Maclab's Parks Tower 2
Projects 7 and 8 are Cantiro's next phases at West Block
Project 9 is Beljan's Williams Hall in the old YMCA Downtown
Project 10 is Westrich's tower project near their 'G4' Apartments
Project 11 is Brentwood's affordable housing project near Westmount Mall
Project 16 is e4c's project in the Quarters
Project 13 is Eagle Builders' next phase of their Century Park build-out
Project 14 is Westrich's Lilac or Lotus (can't remember which)
So bottom line is: ALL of these projects have been given HAF bucks and are proceeding as planned?
 
Maybe the city should have a referendum....

Option A: 5-6% property tax increase but free street parking
Option B: 0% property tax increase (maybe for 2 years) but $50 per month street parking fee

This would probably be the only way to package it. If the UCP tried to kibosh the street parking then the property tax increase can be blamed on them.
The City’s total budget is approximately 14 billion dollars. 6% of that would be 840 million dollars.

There are roughly 700,000 vehicles registered in Edmonton. If you assume half of them would use and pay for street parking, that would be 350,000. At $600 per year ($50 per month) the city would receive 210 million dollars in additional revenue from parking fees (less collection and enforcement costs).

That would leave your referendum options roughly two thirds of a billion dollars short of being equivalent to each other.

I would imagine street parking is in the tens of thousands, not hundreds.

Everfor Studio has submitted an application to rezone a property 150 metres away from the McKernan/Belgravia LRT Station to allow for a development up to three storeys tall with a larger maximum site coverage. Administration said it supports the rezoning because it will facilitate an increase in density near transit and active modes of transportation. Some residents expressed opposition, saying that the proposal would exacerbate parking and traffic congestion, and that there is already too much infill being constructed in the neighbourhood.

It's RS to RSM h12, intersects two major transit corridors. I really wish we got specifics of the building proposed at this stage.

They build trash. Good location, horrible developer.

I doubt more half of these get built. Maclab sold a couple buildings and has re-invested heavily into greenfield lands and Cantiro is taking their time with Westblock. Williams Hall has progressed VERY slowly. Quarters has never seen anything happen except Cidex...
