This could be one of my favorite projects right now, and at one of the best sites in the City.

This is what I am talking about with my earlier rant in the Grandin 4 thread. One of the best small business hubs in the City across the street with Oliver Exchange. Wonderful modernized Paul Kane park across the street. This is the kind of place that people will pay a little more or sacrifice sqft/parking to be at.
 
^I think you're right. It really is a fantastic location with Oliver Exchange across the street, quieter roadways, on a major bike lane, within blocks to great shopping on 124 Street, Brewery District, and two blocks from the River Valley Victoria Promenade.
