This one is "The Heights" up at EDC today.

Tower height looks the same as in the thread title but I didn't get the exact numbers. The taller portion is on the north end of the site, coming up from a 13 story structure that covers more of the site. I'm probably describing this poorly, lol.

Tower floorplate is a parallelogram, which I guess is interesting.

5 townhomes on NW corner, commercial retail in the avenue again. Possible office space above the retail and set back from the street.

Looks ok, kinda like Edgewater but with more glass.

The Committee notes the following:
● A fundamental redesign is required to address the excessive massing of the​
building. The transition between street level podium, lower tower and upper tower​
requires reconsideration- it is recommended that the lower tower be reduced in​
height and articulated as a separate mass. Furthermore, additional articulation is​
needed to reduce the tower massing.​
● More differentiation is required between this tower and the proposed tower at 113​
Street.​
● Ensure the required CPTED analysis and recommendations are incorporated into​
the design of the north facade and the adjacent setback.​
● The amount, location, and design of rooftop amenities has not been provided.​
● The regulation lacks references to best practice in intensive and extensive green​
roof development.​
● There is insufficient information in the regulation with respect to the preservation​
of existing boulevard trees as part of the neighbourhood context.​
● The regulation and appendices are inconsistent.​

I love this height for Oliver. It's close to Encore height but about twice the # of units. I like the 2 tower conjoined deal, we don't see that much in Edmonton - slender upper floor plate with an offset shorter tower. I'm really glad the color\design is not a copy and paste of their other proposals.
 
Not a fan of the design at all, looks pretty standard Kennedy to me.
If it's just for massing and subject to change, then I'll reserve my judgement until then.

I get the sense that was the intent until it got sent back for revisions at the initial EDC meeting to provide a lot more detail.
