Elevations make me think this will be a really nice-looking development. Amenity contribution should include removing that slip-lane, though.

Proposed rezoning in McKernan for a mixed-use development
March 26, 2019

Edmontonians are invited to a drop-in public engagement session to learn more about a proposed rezoning at the southeast corner of University Avenue and 114 Street NW.

Date: Tuesday, April 2
Time: 6:30 – 8:30 p.m.
Location: McKernan Community League, 11341 78 Avenue NW

The proposed rezoning is from Small Scale Infill Development Zone (RF3) to Site Specific Development Control Provision (DC2). It would allow for a high density, transit-oriented, medium rise apartment with small-scale commercial uses on the site. The proposal includes 155 units of apartment housing, commercial uses and underground parking with lane access.

The proposal is located in the University Avenue Land Use Precinct within the McKernan-Belgravia Station Area Redevelopment Plan. Feedback will be summarized in a report to City Council for a future Public Hearing.

It looks like steel with holes in it :S I'm scared. Somewhat looks like a future jailhouse with balconies. Oufff MODA has some work to do. Based on location and style I would assume this would be rental. However, if it is condo I'd find it hard for them to sell these.
 
Hey guys, we just discovered this forum. Nice to see that people are so passionate about design in Edmonton! @MoDA Looks great, thanks for sharing and welcome to the Edmonton forum!

My only wish - and I know it's probably not realistic or feasible - would be to see the elimination of that slip lane on the corner as part of your amenity contribution package.

Though as I'm typing that out, maybe it could at least be adjusted to a sharper angle to slow cars and provide a bit better visibility of people crossing:

That would be a massive ask and probably far outside the scope of what you would even consider, but a guy can dream. :)

We did a rough preliminary quote and feedback on the glazing and window scope for the Developer. We plan to use our Imperial Window System with the R value around 5 and a our MC Curtain Wall for the massive storefront - we need to use something a bit stronger so will be using our high end profile R-value is around 9 on it.
