Hopefully close enough so they don't have to change that yet sign again, which started out as Coming in 2023 to Coming in 2024 but now seems to be Coming in 2025.

For goodness sake it has been supposed to happen for over two years and it still is a coffee shack in what is supposed to be one our premiere buildings.

I hope they're able to open up and improve the street interaction on the 102nd st side. This 101st side render still looking good

Transformative $45 Million Redevelopment Set for Edmonton’s Manulife Place

[EDMONTON, AB, Jan 9, 2025] – Epic Investment Services (Epic) is pleased to announce a $45 million redevelopment of the iconic 36-storey building in downtown Edmonton. The project will modernize the building’s common areas, amenities, and retail spaces, bringing fresh vitality to the city’s core.

Work to modernize the building’s exterior has started, which will include new glazing on the ground and second levels that will refresh the streetscape and create a striking new lobby entrance. Inside, the upgrades will transform the two-story retail podium with new flooring, LED lighting, and inviting communal spaces designed to enhance the tenant and visitor experience.

In response to the increasing demand for top-tier office environments, the project will include a revamp of amenities including a club quality fitness centre, end-of-trip facilities with expanded bike storage, an exclusive tenant lounge and a state-of-the-art conference Centre. The building also has a 45,000 sq. ft. rooftop terrace that provides tenants with a unique urban green space retreat in the heart of Edmonton.

The office and retail space will be anchored by Canadian Western Bank, who will soon join forces with National Bank of Canada, while additional retail space in the two-story podium will accommodate new food and retail offerings, catering to the diverse needs of the city’s changing downtown.

Epic, as development manager, has worked with ownership to carefully select a team of leading firms that will execute the redevelopment, including:
  • DIALOG – Prime Consultant/Architect
  • EllisDon – General Contractor
  • CBRE Limited – Leasing Broker
As downtown Edmonton continues to evolve, including with the expansion of the ICE District, the repositioning of Manulife Place aligns with the city’s growth. Through this redevelopment Manulife Place will be reintroduced to the market as a premier address for Edmonton, attracting tenants who will play a key role in shaping the city’s future and contribute to its continued transformation.

I wonder if the main elevator entrances will finally be moved to the 1st floor? IIRC the city's insistence on the main elevator entrances being built at the pedway level was a sore spot with Manulife.

Fear not. Ace posted on Instagram today that they will have an "exciting announcement" about their Manulife location next week.

Honestly curious what sort of tenants they're aiming to attract. 101 st and 102 ave have a lot of street foot traffic, in my experience.

Bank, a destination retailer x 2-3, F&B with a lounge for sure... my guess is on 101st where the fancy women's store was and is per the rendering (*).

I'd love to see Harry back.
