I have to think that the next stage is a purpose-built rental tower to inject some more regular customers/residents into the area and then be the next portion they sell to free up some capital for the beginnings of phase 2.

Would financing for this even be difficult right now? The groundwork is already done, they can use the same space that was preciously used on 104th as a field office.

This has to be one of the best risk/rewards for a high rise developer in the city?

Phase 2 is a completely different story. You don't have Rogers and 104th Ave acting as a wall from the area north. Harder sell for many imo.
 
Connect Centre tower is the obvious next step. Keep in mind that they had their asses handed to them with the timing of stage 1 (Stantec and Legends). The CC tower will probably need to be purpose built rentals, but those would lease up within a year if built out similarly to something like the McLaren or Hendrix.
I agree. Stantec and Legends are very nice, but this is a lot of units all at once for the more upscale market, which does exist here but is not huge. So the Connect Centre tower will need to be a bit different.
 
Equity to me means a spend on Ice District related projects and not (necessarily) low cost rental housing. I would like to see the LRT station platform widened and expanded at Roger’s Place to accommodate the massive crowds, an outdoor entertainment park with bowl outdoor seating to accommodate 2500-5000 plus space for food trucks, kiosks, permanent washrooms and other amenities.
 
Affordable housing in the area would be nice and this may be a good area for some of that. Maybe I missed it, but I don't recall a new football stadium ever being mentioned by the Alberta government.

If the Katz rumor makes sense...

Does the City sell Commenwealth to Katz and he makes it his own to have more outdoor events?
And then they build a 30.000-35,000 seat stadium for football and soccer?
Grey Cups would be an option for Commenwealth still if Katz owns it.

Remember - 'ol Danni won't "directly" fund new stadium/arena projects but will put money into the infrastructure that will support it. This is very mind blowing - cause I didn't think that Katz would be tied to another "new arena/stadium."

I do like the outdoor entertainment park idea and expansion of the LRT station platform (which is needed anyways). So I hope that all fits within their criteria.

However, I can't see a new football stadium going ahead without provincial or other government money to directly cover some of the cost of it, which would be significant.

I 'm not sure if affordable housing fits this criteria, but it is needed and would make good sense here.
 
Unless a new stadium has a retractable roof it’s a nonstarter.
... which would add even more to the costs and if the government won't pay for any of the direct costs, then who would cover what would be a very considerable amount?

Also I suspect the space used for such a stadium could also considerably reduce the space that could be developed for housing and other commercial use, so I'm not sure this would be in the interest of the owner of this land.
