Another small TOD happening near University!

Very amateur looking developer which doesn't inspire a lot of confidence, but I don't hate the design. Seems to have decent sized windows, ground-level units, and a rooftop patio:

Fencing just went up on the site within the past month or so, no other activity yet.

It's too bad that being a pedestrian in the area and trying to cross University Ave or 114 St towards is not exactly friendly.

They're adding a north/south pedestrian crosswalk on the west side of that intersection this spring. It was going to occur last fall (and they did install the signals), but the concrete work and other finishing touches got delayed to coincide with some trackwork occurring at that same location this spring—just to limit the traffic impacts.

This random, tiny apartment looks proportionately quite similar to a lot of the "luxury" homes that have been popping up for the last 15 years.

Excess random use of different colours is seldom and good sign. Often it is a sign they either don't know what they are doing or don't have any good ideas, or perhaps both.

Replace the word "luxury" with "ghetto clapboard wannabe" and then you and I will be on the same page.

I could pull up a lot of other antonyms that feel more appropriate.

Blueprints for this came across my desk. Thought it would be noteworthy to add that this one has a basement level, but instead of parking it’ll be bike racks and an amenity room.

Interesting! Hopefully it features lower rent for the same unit size/amenities as other buildings, to demonstrate that open-option parking is a good thing.
