What is their incentive to redevelop it at this point? Jasper Gates has two solid anchor tenants and overall very little vacancy despite the rest of SPR floundering.

U of A lost the plot on properly budgeting for O&M on their structures long before the massive UCP post secondary cuts (see: nearly $1 bil in deferred maintenance noted back in 2017). Even back then it seems the primary remedy proposed was the disposition of numerous buildings they let rot at...

There is a bus stop ~15m away with six routes and the Westmount transit centre is ~800m away. Plus ample street parking around the road island on the front street. I don't think this is as problematic as you're suggesting, or any worse than any other development approved with no parking minimums...

The lack of retail space continues to be somewhat perplexing given the other two adjacent corners have been doing very well leasing out to hip trendy businesses.(plus Route 99 on the third). Not sure if any of you have had the chance to stop by Frank's pub but I met with a buddy on their rear...

Some various infill projects on the go I’ve seen around town: Dovercourt, 122 ave and St Albert Trail. Love the windows. Great spot for a multi-unit infill like this. This is built on a lot that previously housed a single bungalow. North Glenora, 107a ave and 135 st. Not a huge fan of these...
