You concerns are warranted. In this case I am hopeful it will get an 'enhanced' level of care, as that is what was promised throughout the design process. Parks Operations took space in the pavilion building for this very purpose. But we (DECL) will keep an eye on this regardless.

^It's not as simple as moving a loan. The loan is based on the valuation of the existing building including the lease spaces. The loan might be for that project or a future construction project. Going lower on one space affects negotiations for other spaces.

This is unfortunately not how landlords operate. They take out financing based on highest and best use of the retail space. They risk that financing by lowering lease rates. This is why space in new buildings oftens stays empty rather than lower the rate.

To summarize - Of $100m revenue, $50M paid to winners. Then $28M paid to a Katz owned entity to run it and then with the $22M left over they made $8.6M in charitable donations leaving $13.4M for EOCF expenses, reserve fund, etc.

As an aside, I was recently in a minor accident at 106 Street and 98 Avenue. Rental vehicle tried to turn left onto 98 Avenue from the RIGHT lane, right into my car.
That section 116 to 117 st was probably the worst of the whole stretch, with terrible sidewalks/asphalt patches and old-timey wood power poles. Great to see it take shape!
Procura won’t ever be developing the land. They lost that right when walked away from the property and their obligations to maintain it.
The property has been expropriated by the city. The city owns it, will demolish it, and put it back on the market to hopefully recoup a bit of taxpayers...
Graffiti on green shack and sidewalks has been removed by Parks Operation already. Mural Festival is working with City to determine best way to remove off the mural.
