Exactly. The fact they didn't make any moves on their site on Jasper and 113 Street while others stormed ahead during that same period says it all imo.
Bolded text - I do agree. Putting 'homeless' in prisons will do nothing. They require other types of support. Being in general public is not going to help and poses a greater risk to their wellbeing. And there's a difference between homeless and thugs.
Commercial could have been better planned out. At least from the last few plans I saw. Wasn't that impressive. Please impress me with the landscaping/placemaking....

I'm trying to figure out what you mean with the statement about developers not '...developing "raw space" that can be demised in any which way...' Are you assuming developers need to start building out their spaces to attract tenants?
I tell you what, let's circle back on this in 5 years and see exactly where this sits. If there's any movement on this site at all, it likely won't involve Gene Dub.
