This doesn’t show job density though. Like sure, lots of industrial jobs spread out in our city. But also our concentration in a few more central jobs is still super high. And you can say there’s not “vacant land” or exurban sprawl…like the GTA has more of. But there’s also sprawl where we...

Valley Line LRT | TransEd/Marigold | City of Edmonton

One stat: at 2.25m rides. And 57mil expense. That’s $25/ride. Of which $2-3 is recouped in fares. Pretty steep subsidy.

Valley Line LRT | TransEd/Marigold | City of Edmonton

When you say costs us 57mil a year, is that the cost of not hitting 32k riders (like the delta of actual vs expected)? Or the total cost not including the revenue? Is the “business case” around anywhere to read more on from original approval days? I’d be interested to understand how many net...

    Edmonton Real Estate Market

Still a 50-60% increase across the board needed for those to happen. Average rent being 2500-2700 is still deeply problematic based on current wages.

This all feels very true. And I think is all closely tied to sprawl too. The rec centres are a sprawl symptom. Blatchford is hurt and uncompetitive due to sprawl. Undervaluing downtown is a symptom of sprawl.

    Edmonton Real Estate Market

Correct. But if we need rents to be closer to $3500/month for a 2bdrm for “construction to work” numbers wise…. That’s a lot still. Average household income in Edmonton after taxes is $84,000/year. Or 7k/month. So 3500 for rent is 50% of the average take home each month. Not including...

Cycling and Active Transportation in Edmonton

I saw that. I wonder if it’s because of 95ave and 107ave and limited space for 100ave? Seems weird they’d remove without a great reason though. Let us know what they tell you if you get any response!

Ideally a lack of building would drop prices for labour and materials if the supply/demand of economics works. But obviously that’s not happened elsewhere. So idk the solution. But rent being 45-65% of the average person’s take home surely isn’t sustainable

I’ve always thought this too, in relation to Wihkwentowin being our residential extension of downtown. If we could squish all of Wihkwentowin’s density into 97st-109st and rossdale to 107ave, we would have such a better downtown. It really makes me think that the quarters need a downsized...

What a dumb comment…. The Amazon HQ2 was a farce, tax grab, and hasn’t actually happened… What a silly thing to illustrate with.

As a massive supporter of transit, our LRT debt and costs do feel a bit out of proportion with ridership. I know it’s generational investments, but I wish we’d do more to improve transit instead of spending billions to still have just 10-15% of trips on it. A great example I’ve mentioned...

This is a cool video on Detroit. I've found watching their redevelopment super fascinating. Lots that doesn't translate due to history/context. But some good lessons still for sure. A big takeaway, there's real friendship/partnership between the mayor and police chief, and in general a sense...

    Stationlands Residential Towers | 90m | 25s | Qualico | DIALOG

I'm sure for Qualico it's also the challenge of the more they build, the better the current stuff will lease as attractiveness increases. But the risk increases too. That's why the mega redevelopments in places like vancovuer are sorta nice (Oakridge). You don't have 20 years of construction...

Cycling and Active Transportation in Edmonton

104ave also hits numerous schools, then the columbian cafe/LRT station in glenora. So it's not the worst route. But I'm sure detailed analysis would disclose other challenges. They are planning to connect SPR to 148st along 104ave as a neighbourhood route. then 148st will have a N/S route. So...

Cycling and Active Transportation in Edmonton

Yeah. It was pretty…complicated? Idk. Some real tradeoffs having to be wrestled with. Don’t envy their position to find a good design. Essentially the main challenges are: 1) either you cut down a bunch of mature trees on the western side of 107ave (163-156st) to create a MUP. Or you upgrade...
