I do feel like some of the retching in threads like this has gotten a bit performative. Yes, it's disappointing given how high our expectations were; yes, we should hope for (and push for) better. But we don't even really know what we're looking at, e.g. what cladding material the renders depict. (And honestly, if it turns out looking like the render I think it'd be better than Westrich's nearby projects...)
I think the westrich project next door to this will look better than this if this is built in the form that was posted.
 
Balconies are overrated. There is also a park right next door.

The siding looks like it's either corrugated steel or masonry. I hope this gets built alongside the Westrich apartment. Play nice with each other.
Balconies are NOT overrated! It's nice to be able to slip out in one's bathrobe and fuzzy slippers* for a cuppa on the balcony. The park is nice, but there is a general expectation of one being fully dressed in a park that definitely isn't true for one's balcony. I'd take a Juliet balcony over no balcony anytime.

*I do not actually own fuzzy slippers and have used the term metaphorically.

To each their own. Wesrich next door has balconies which would look out of place on an industrial look
 
Could turn out great, or we’re about to have peregrine point 2.0. But why wouldn’t your building acknowledge a brand new downtown park across the street…? Looks like there’s some kind of building amenity space with a park view in the courtyard but other than that the building seems so unbothered that downtown’s largest new park is right there. I understand terraces are a nightmare for waterproofing, but can just ONE building do something more interesting than a box.

Really can't wait for this era of of project type to end. Terrible cheap build mid-rise after another, all around the brand new park no-less... and with subsidies. Yikes Edmonton.

Yeah, I feel most confused on us paying $8 million to get this.

Millions for a high-rise would feel better because the quality should be higher. But why do we need to subsidize wood frame builds??

And it’s not like we are that desperate for cheaper rentals downtown. There’s actually quite a few due to the age of some of the stock. Let new stuff be expensive and push down other rents.

Are we better off using 8mil to buy lots from unmotivated owners to sell for cheap with stipulations on build timelines? (Ex. West of BPs lot).

Would this be a wood frame build? Or something similar to Mercury Block where it's concrete?

Gotta agree with you though that for $8 million, I would prefer something glossier. Unless that subsidy allows Autograph to go ahead with another downtown project that they have in mind (which could also be a possibility, I guess).
 
This looks like better quality than Mercury Block and Cobalt. What is the issue exactly? Edgar himself is mentioning the use of better material for the cladding on this one, so why don't we just wait.

Edgar is also playing the right tune to maximize shareholder value 🙂

Not suggesting anything unethical. But developers will gladly play the “we can’t do anything without millions in handouts” card when they can. See the arena and ice village.

I’m happy to wait on final judgement for the design. But it sucks to see a project that should be viable without subsidies now utilizing them. Vs the subsidies making the original shift happen in lieu of a 6 story being the only option without.
