U of A real estate

^ Very conventional (and that is OK, but just OK). I would like to see more thought related to unseen future opportunities. The Norman Rockwell version of "the family" still captures our imagination. The reality, however, is more dynamic -- we should be looking forward instead of backward in terms of degree. The bucolic sense of the scene misses an extreme amount of possibility.
 
Oh how fleeting those idyllic winter days are before the snow becomes brown or melts. We are sort of having this today, with our recent snowfall where it is warm enough to go out and enjoy but not so warm as to become very slushy.

However, unfortunately we seldom seem to have the number of people out on as in the pictures because we still mostly develop for a suburban car focused environment. Put half as many people in and twice as many cars and it would be more realistic.
 
The West 240 has a lot of promise and is an amazing opportunity to bring some new housing to central Edmonton. I for one, am looking forward to seeing these parcels developed bringing significant income to the UofA and in parallel providing a new mixed use community to the edge of South Campas.
 
With how much ag land the U of A's farm is losing between West 240 and the new Stollery, at what point do they start taking a hard look at consolidating some of their ag land/research facilities elsewhere to allow for a master redevelopment plan for south campus?

Hard not to think there may be more opportunity with West 240's design if it was done as a phase I to a greater overall development across 122nd.
 
^ The overarching advent of CEA (Controlled Environment Agriculture) aligned with AI, robotics, machine learning, plant miniaturization (large tropical species reduced in scale to fit CEA environments), aquaponics and hydroponics, building environment tech, and a dozen or so other subsets has largely changed the focus in Ag. The project that I am working on in Alberta is in this realm (and -- wooo -- are things going to change rapidly both in the Rural arena and in the Urban city aspect (look out 'O). As soon as I can divulge my project (maybe by this Fall) the full meaning will be clear. If you want to sign a tightly worded NDA then DM me and I will share more.
