That last rendering looks like an old one. It seems like they took EDC's feedback to heart, and made a much better effort to integrate this with the park by adding space for food and drink service on the south side of the ground floor. Having a gate in the adjacent fence to (hopefully) allow the tenant to open their patio to the park is a nice touch. This proposal is a lot better, and I hope it goes ahead.
 
This will compliment things nicely on 108st... great momentum for that block!

Of note, the rather unique (ambitious) F&B CRU facing the alley/park!
This is huge. Patio space here vs jasper ave is a night and day experience. Most of my favourite patios are these sorts of ones. I can barely stand Main Street on road patios anymore.
 
Yes, the changes haven't been incorporated into the renderings. The food/drinks bar also shows up on the South Elevation as well as the Floor Plan. It is a tiny space but I am quite sure it will be busy -- maybe seating inside for a dozen people with a dozen more on the patio -- mostly set up as a Grab-'n-Go (there will be plenty of places to sit in the park).
 
Why do you presuppose that it will be 'busy'? Most of the places along Jasper and that part of Downtown continue to struggle, even with prominent frontage.
 
You learned nothing from the Retail oversight that I sent you. Retail loves Retail; Hospitality loves Hospitality. Little dribs and drabs here and there spell disaster! The area needs more retail if it is to thrive. As to this specific site -- whatever traffic is engendered by the Park and by the tower adjacent (MacLab) will help bring it along. I guess you will have to wait and see who is right and who is wrong. There are a ton of "bedroom communities" throughout Edmonton and none of them alone support retail or hospitality -- it is the congregation of retail and hospitality that creates pedestrian energy. That alone is why your development on 108th is unsupportive and same for the proposed 106th venture if it again relies on the "bedroom community" syndrome.
