Oliver and 124st - Infill Thread

This is all part of a multi-phase process to rezone large parts of three neighborhoods as 'priority growth areas' due to proximity to transit and amenities. These proposed maps are the result of at least two rounds of feedback from the public and reworking by city employees. As the site says, these maps will still have another public hearing and then go to council for approval.
 
Context? This could be interesting but I'm not sure what this information is trying to tell me.

Best to review the quick facts/overview page, but it's about more of a blanket rezoning for a few key areas to help accelerate infill.

Using targeted, City-initiated rezoning to proactively align certain nodes and corridors with The City Plan vision will help encourage more housing and business investment in these important Priority Growth Areas.

It's owned by the Alberta Social Housing Corporation, which originally had plans to sell the land. However, they changed their mind in 2023 in order to evaluate the potential to develop affordable housing instead. There is not currently any project in the pipeline as far as I am aware, but I am not with that ministry so my knowledge is limited. I recommend contacting SCSS.

Would love to see them do a large family oriented “village” here of 3-4 bedroom townhomes and maybe 1 taller tower. Badly needed in the core.
 
Such a massive opportunity to rebuild one of our best neighborhoods. Can’t wait to see it done. Hopefully no major cuts amongst neighborhood renewal backlash we’ve seen lately.

City proposal supposed to be coming this fall with the options they are recommending.

Some great options presented. Similar to central London, where various modal filters have recently been added to reduce amount of through vehicle traffic in city neighbourhoods, some similar infrastructure is offered here to better prioritize active transportation for safety, efficiency, health and enjoyment.

With the valley line opening and jasper ave getting improved busing/walking experience, the need to drive in Whikwentowin will keep dropping. The new bike lanes being added will be a huge help too.
