SPR is in a rough state but it has the bones to be a nice urban commercial street front. When the LRT is complete in a few years time I think this area will really take off. Optimistically in 15 years time it will be as vibrant as 124 st currently is.
Saw some of the new streetscaping for the Warehouse Area portion. I think they got it done early so as to not impact Shop Chop (107 St south of 103 Ave) any longer. Will take a photo when by next.

SPR was doing very well until COVID (and then LRT). I remain hopeful but I have a bad feeling that social disorder + all the lost buildings tearing up the street fabric + high construction costs are all going to make some ugly economics for the area going forward to rebuild.
Also, the Spady’s detox centre they’re supposed to be opening up at 157th and SPR probably really won’t help things. I get they have to be built somewhere and I’m glad it is being built (assuming it still is?), just in the realm of this discussion it’s likely another hurdle in SPR’s path to success.
