City Council convenes in a public hearing today to debate a number of rezoning proposals, a couple of which we have already covered. A third large project is also on the agenda: Open Sky Developments is proposing to rezone a property on 121 Street and 102 Avenue for a 17-story building, dubbed Open Sky 121st Street.
We last looked at the project in September, and at a glance the proposal appears largely unchanged, aside from some adjustments around laneway activation based on comments received from the Edmonton Design Committee.
The Acton Ostry-designed building would rise to a height of about 54-metres, and would bring up to 140 new residential units to the Oliver neighbourhood, directly across the street from the hip Oliver Exchange building, from Paul Kane Park, and just 2-3 blocks from the Brewery District and a future LRT stop on the Valley Line West extension. The popular "Oliverbahn" cycletrack is also located directly adjacent to this development.
A small retail bay is proposed for the corner of the building, as well as seven townhouse units located at the ground level on 121 Street and on 102 Avenue.
The site is currently home to four single-family houses, built between 1930 and 1962.
The Council public hearing takes place today at 1:30pm in Council chambers.
