A west-end shopping centre is looking to take advantage of the future west extension of the Valley Line LRT; RioCan is proposing a transit-oriented development (TOD) to replace the Jasper Gates shopping centre on 149 Street and Stony Plain Road.

According to documents submitted to the City of Edmonton, RioCan is proposing to rezone the site for up to 1,000 residential units, on top of 5,000 square-metres (162,000 square-feet) of commercial retail space.

The proposed rezoning would allow for buildings up to 23 metres in height at the south end fronting 100 Avenue, and four towers further north toward Stony Plain Road, the tallest of which could rise to 90 metres or 30 stories in height.

Additional features of the proposed development include a publicly-accessible park, an urban plaza integrating the development with the future Valley Line LRT stop on Stony Plain Road, and an internal roadway network that is pedestrian-friendly and connects with multi-use paths in the area, and ample bicycle parking for both residents and shoppers.

This redevelopment proposal follows numerous other transit-oriented development proposals along the Valley Line LRT since the east and west routes were approved, including the mixed-use West Block just one future stop east of Jasper Gates, where the first two buildings of which are already complete.

The rezoning goes to a public hearing at City council on Tuesday, February 4 at 1:30pm in Council chambers.
