Following Wexford Developments' hugely successful Raymond Block project on Whyte Avenue, the company has now set its sights much higher with a new tower proposal slated for downtown Edmonton.
The Clancey is a 28-storey, 103-metre, residential tower proposed for the northwest corner of 104 St NW and 103 Ave NW. The DIALOG-designed project will bring 310 new residential units to the downtown core just steps from Rogers Place and the burgeoning ICE District.
According to a representative from Wexford, the project is named for the Gorman, Clancey & Grindley Supply Yard that once operated from the site, which a century ago supplied local builders with the wood, stone, and metal found in many of Edmonton's buildings that remain from that era.
Lined with retail bays facing 104 Street, the tower will help build Edmonton in a new way by connecting the urban fabric of the 4th Street Promenade and bring some much-needed new residents, activity, and street life.
The 850-square-metre floorplates have been broken up into three distinct massings, each with unique but complimentary details, giving the tower the lighter appearance of being several smaller buildings.
Documents submitted to the City of Edmonton show the podium will be clad in charcoal-coloured brick, while the tower is to be clad in white, grey, and copper metal paneling ensuring the entire project has a high-quality look and finish.
The documents also show that the tower will include outdoor amenity spaces for residents on both the podium roof as well at the rooftop of the tower, in addition to indoor amenity spaces that potentially include event and meeting rooms, a gym, and a children's play area.
Wexford is seeking a rezoning of the property to accommodate the proposal. The public can learn more at an open house to be held Thursday, June 13 from 6-8pm at the site - 10420 103 Avenue.
