A radical new proposal by ProCura at 109 Street and 100 Avenue NW faced the Edmonton Design Committee in early April, where it received a motion of non-support. The Manasc Isaac-designed Stables at Mayfair scheme consists mostly of above-grade parking, though it would be sandwiched by 10,000 square feet of ground-level retail and 18 rooftop residential units.

A number of renderings were revealed at the meeting, showing the residential and commercial development employing an unorthodox range of materials and colours. An exterior screening system, glass stairwell, and photovoltaic panels are some of the design gestures proposed to spruce up the 287-stall parkade.

The development would replace an existing surface parking lot beside the High Level Bridge Streetcar's Jasper Terminal. Earlier renderings released by Manasc Isaac also showed an elliptical flatiron tower meeting the intersection.

Upon examination of the project, the Committee argued the architectural language of the submission was "disjointed" and also "does not reflect the level of resolution or detailing expected of a formal submission to the Edmonton Design Committee." As the EDC is purely an advisory body, final authority over approval of the project under existing zoning lies with the Development Officer.
