The City has received a planning application seeking to intensify the corner of 111th Avenue and 101st Street NW in Spruce Avenue. The subject lands at 11111 101 Street NW, 9720 111 Avenue NW, 9728 111 Avenue NW, and 9730 111 Avenue NW are currently occupied by a single-detached house to the north, and a medical building and car dealership fronting 111th.

The proposed rezoning would convert the site from Small Scale Infill Development (RF3) and General Business Zone (CB2) to the Site Specific Development Control Provision (DC2) category, allowing the proponents to advance with a two-building scheme.

Drawings submitted by Vancouver-based Douglas L. Massie Architect show a four-storey building along 111 Avenue NW featuring at-grade commercial space. The second storey would be occupied by commercial office space, with the top two devoted to residences.

A second building, proposed at the site of the existing bungalow, would contain living and working space across up to three storeys. Parking would be provided underground and at grade to the rear of the buildings. The lane that divides the two parcels would legally close, consolidated the properties into a single site.
