I'd guess 1 or 2 rather large 6 storey buildings covering most of the site with a bit of retail on the corners.

Good news:
The property has been sold and the two-storey Massey-Ferguson showroom building at the south end will be preserved, restored and incorporated into the new student housing development (the rest of the existing building will be demolished). The plans right now are for mid-rise buildings on the site.

That's possibly a few hundred more residential units, 2025 is a good year so far when it comes to mid-rise announcements downtown.

Possibly 6 - 7 storeys across four buildings for the entire block. Looks like 400 - 600 units total at full build-out. No detailed design yet so these are all ballpark right now.

Good news is there are 1 or 2 other vacant lots nearby i think. We’ll save one of those for a highrise.
