Neighbours have questions about proposed tower near Edmonton's Kingsway Mall
Central McDougall residents have questions about a proposed residential tower across 111 Avenue from the now-closed Edmonton Petroleum Club.

The 14-storey building, at the southeast corner of 109 Street and 111 Avenue, will have commercial space on the ground floor and housing above, according to a city planning report.

The vacant property is owned by a numbered company based at the home of Sid Chadi, chief executive of the Fourcha Group, a development company whose website indicates the corner will be the location of the 176-unit Kingsway Crossing condominiums.

“Across the street from Kingsway Mall, a block away from the Royal Alexandra Hospital and only an 18 minute walk or 5 minute drive to MacEwan University, these condos are perfect for students, young professionals or couples who love the downtown lifestyle,” the website says.

The one- and two-bedroom units are expected to be ready in 2018.

Ugh. This is pretty terrible.

1. Why does 111 Ave need a driveway with the back alley right there?
2. Why is there surface parking? They say there will be retail on the main floor, and I'm really worried that it will be oriented toward the parking, and not 111 Ave.
3. Why not wrap the podium around to face 109 Street as well?
4. Massing is pretty bad... Why not a tower on the corner of 109 Street and 111 Ave with a 3-4 storey podium for the rest of the site.
5. That wall of 14 storeys right beside that one lot left east of the property is going to negatively affect that house...
6. This is a prominent corner, just a few blocks from an LRT station. I'm really worried this project will not use good materials, and the massing will be too imposing.

But here are some positives:

1. Great density. Edmonton needs more infill and density.
2. This will probably not get built... Zone and flip?
