The Edmonton CDC has a parcel of land in the Fraser Community. Zoning is RF5 and according to the Fraser Neighbourhood Area Structure Plan, this land is earmarked for community row housing. That said, the CDC is willing to work with community to change zoning if that is what the community wants.

Communities United, a collaborative community development initiative supported by United Way, the Edmonton Community Foundation and others, is a key partner on the development of this land, given its presence in and current engagement of residents in five neighbourhoods in the Northeast.

We are also partnering with the Fraser Community League to ensure that the engagement undertaken is as comprehensive as possible.

We at the Edmonton CDC wanted to try something different with the concept of IPD – namely, to include in the design process future Hub tenants:
  • a rock-climbing gym operated by Peter Toth and Kristine McKay, two of four current owners of BLOCS,
  • Edmonton Youth Basketball Association,
  • and Fraser resident Shari Valentine (who will own and operate the Hub’s coffee shop).
With these tenants, as well as Group 2 Architects and Chandos Construction, we are currently launching a pre-IPD process to create a design that meets the needs of the tenants, the community, and Edmonton CDC.

 
The group agreed that, as a community gathering place, the Hub should:
  • have an inviting and friendly atmosphere that looks and feels open,
  • feature a space where people can gather, relax, have a coffee, or go on a date,
  • have spaces for the community to hold events, and
  • enable activities that are broadly focussed on encouraging healthy lifestyles.
We weren’t able to address everything on our first meeting’s agenda, so to keep the momentum going, we are planning to meet again, later in July.

In this first phase, our goal is to provide sufficient information for the architects and contract estimators to sketch a high-level building design with an initial construction budget. That budget can then be used to develop a pro forma (i.e. a model of the potential financial performance of the Hub) that balances affordability with function, durability, and sustainable design.
