Crawford Block was constructed in 1912 by Herbert Howard Crawford and served as the home of Strathcona furniture for many years. By working closely with key stakeholders and municipal Historic Planners, this building has now been declared a Municipal Historic Resource and will undergo an extensive restoration to its façade. A new 5-storey addition is being constructed that will create roughly 5,000sf of new retail space and 40 micro-apartments. This mixed-use development is located in the heart of Old Strathcona, an arts and entertainment district that is one of Edmonton’s most popular neighbourhoods. Given the high level of walkability and access to public transit, there is no on site parking. Instead the basement will accommodate a secure bicycle room along with tenant storage lockers.

Noticed the crane is down now. Really excited to see how this one turns out. Especially the alley-oriented retail. Will that be a first in Edmonton?
 
No parking and proud of it for this Edmonton residential development
It's not what the Crawford Block has, but rather what it doesn't, that makes it revolutionary in Edmonton.

The micro-apartment development, set to accept tenants in September, has not a single parking stall — and the developer has created that situation on purpose.

"We looked at it and said, 'This is dead centred in one of Edmonton's most walkable, pedestrian dense communities," said Chris Dulaba, with Beljan Development. "We thought, 'Does parking even make sense here?'"

After deciding it didn't, Dulaba said Beljan focused on designing a building with bicycle parking. The added benefit? Costs are much lower than usual and savings will be passed on to residents.

Crawford Block in Old Strathcona will have not a single parking spot
No parking stalls, no visitor parking, but instead a fully-outfitted bike garage.

That's the plan for the Crawford Block, a micro-apartment building by Beljan Development at 8222 Gateway Blvd. in Old Strathcona.

A first for the south Edmonton neighbourhood, the Crawford Block will follow in the steps of several downtown buildings that don't have any parking stalls.

Micro suite living makes its way to Edmonton
Beljan Development is turning the historic Crawford Block building near Whyte Avenue into a unique apartment building.

There are 40 micro suites in the building – each totaling about 338 square feet – starting at $1100 per month, and they go up for rent in November.

“We spent hours and hours designing it to figure out how do you get the best use of space, so you’re not paying for unusable space,” Beljan Development Placemaker Chris Dulaba told CTV Edmonton inside one of the suites. “One of the hallmarks of designing a successful micro suite for people to use and rent is making sure you have the most efficient use of the space.”

The building has no parking, and while that is unheard of in Edmonton, the Crawford Block is tailored to people with a particular lifestyle. Besides, when you live in Old Strathcona, you don’t really need to drive everywhere.

Edmonton's new parking-free building gets ready for tenants
A new parking-free building of mini apartments right off Whyte Ave is getting ready to welcome its first tenants next month.

In a city with a reputation for loving trucks and square footage, developer Chris Dulaba said they’re going after a market that hasn’t always been well-served.

“It’s much more than a microsuite apartment, it’s about creating a well-designed, functional space and that’s what a lot of apartments don’t do,” said Dulaba, who’s with Beljan Development.

Units range from 322 to 438 square feet, but he points to elements like big windows, high ceilings and well-designed storage that make the space livable. Rent starts at about $1,100.
