Katz Group pitches next phase of Ice District north of Rogers Place
Ice District officials are pitching a series of roughly 30-storey towers with park space and roof-top gardens as the next phase of development near Rogers Place.

Initial plans were presented to nearby residents Tuesday evening, one of the first steps toward a rezoning application for council approval early next year.

The development would have a mix of commercial, residential and retail elements, with neighbourhood streets designed to slow traffic and better connect the north-side neighbourhood of Central McDougall with downtown.

Towers would be up to 150 metres, about 20 metres taller than the nearby Edmonton Tower.

“I’m not concerned with density, I’m only concerned with the architectural merit,” said Warren Champion, a resident and member of the Central McDougall community league who stopped in to see the plans.

He was pleased with what he called a Vancouver-style development, towers separated by low-rise buildings and more residential amenity space on top.

Katz Group sets sights on downtown Edmonton residential towers
The Katz Group is looking ahead to its second phase of development of Edmonton’s Ice District: the land north of the Rogers Place arena.

If approved, the development of Phase 2 would include building on a section of land between 105 and 106 Avenues and 102 to 104 Streets.

Zoning by the city would still have to be approved before the plan moves forward, but the Katz Group is going ahead with collecting feedback from people already living in the area.

Glen Scott, senior vice president of real estate with the Katz Group, said Tuesday’s open house will give residents and businesses a chance to voice their opinions.

“It’s conceptual at the moment,” Scott said, but added the next construction phase would compliment what has already been erected downtown.

New plans unveiled for expanded Ice District
Proposed plans to expand the Ice District north of Rogers Place could bring another 10,000 residents to the downtown core.

Plans for the second phase of the project were unveiled for the first time at a public consultation in Edmonton Tuesday.

Phase 2 encompasses the neighbourhood between 101st and 105th streets, and between 105th and 106th avenues.

Right now that area includes surface parking as well as Boyle Street Community Services and the historic but run-down Macdonald Lofts.

The proposed development envisions between seven and 10 towers with 3,000 housing units.

There would also be room for some commercial and retail space, along with a park and other amenities for residents in the area.

David Staples: Ice District taking shape with 'fantastic' plaza, says Edmonton designer
The most ambitious megaproject Edmonton has ever seen is rising in the sky in our downtown, but it’s still no sure thing that Daryl Katz’s Ice District is going to be a crowd pleaser.

To get a sense of where the Ice District is heading, I went on a tour of the area with Marcelo Figueira, an urban planner and designer with ParioPlan and a member of the Edmonton Design Committee, which reviews major building projects for the city. Of course, no Edmonton project is more major than the Ice District.

Now going up around the $483-million Rogers Place arena are the 66-storey Stantec Tower and the 54-floor JW Marriott Hotel-Legends Private Residences. The foundation is in place for a third tower, which will be mainly residential, and is set to open in 2020.

This week, the Katz Group also announced its second phase of development. It is to be built on the gravel parking lots north of the arena, and calls for as many as 10 new mixed-use towers to house as many as 10,000 people.

It’s a dizzying amount of building, especially for someone like me who has worked downtown since 1985 and has seen only the slowest and most incremental growth and change in that period, at least until the arena got built.

Looks good but is there really enough demand to support all this residential? I heard some people were already worried about the former Greyhound tower going up and seems like there's going to be a lot of vacancy downtown once all these buildings are finished.
 
If Staples Center in Los Angeles is any kind of a precedent example, there will be a brief lull (maybe 2 years) and then demand will exceed ability to keep up. I think that Edmonton developers have learned from this example -- expect to see development out in front of demand. Katz is in the driver's seat. He is closest to the heart of the new downtown interest (Rogers Place), so he can lead the way. I imagine that he wants to stagger development so that cash flow keeps pace with construction budgets on new projects. Let's face it -- Roger's Place is a success and earning income, the Edmonton tower is a success, JW Marriott and Stantec will be successes coming out of the starting gate. I read an article recently (Journal, I think) that there are three companies that have outgrown their respective suburban offices (although they didn't name who those companies were) and that they would like to relocate downtown. Backroom discussions -- I am sure -- are under way for the next Katz office tower with second hotel property and additional condos. I think we got a glimpse of that with the recent "next phase rendering" (off in the corner). I expect an announcement soon to keep the momentum rolling.
