● The lack of connectivity in the interim (Phase 1) master plan, in particular the lack of connection to adjacent existing shared use path along the NE property line. Furthermore, the development of an interim landscape plan is encouraged for the entire site.
● The lack of connectivity between buildings in the ultimate master plan (i.e. full build-out).
● The perceived massing, materiality, and colour of tower is very repetitive. While the Committee appreciates that the proposed development does not intend to advance an articulated glass tower, the monolithic design could be more effective and accentuated through material and colour selections, adding texture and character to the building.
● The amount of EIFS on the tower is excessive, in relation to the surrounding context and in particular the historic brewery building. The Committee believes that alternate material choices can still meet National Energy Code requirements.
● The design and materiality of the mechanical penthouse requires further refinement to decrease its visual impact.

In addition, the Committee notes:
● The lack of a comprehensive lighting plan in the submission
● The lack of information regarding context, including the existing development (i.e. historic brewery building), and proposed / future development phases (particularly, a visual representation of the proposed / future massing).

I love the location, but the fact that EDC rejected it first go around has me worried that they did just enough to get by. Especially the part about the north and east sides lacking design features. I thought we had seen the last of one sided towers. :(
