Beautiful! I love the view-window pop-outs -- scale and functionality! Dave, you must be digging the inset balconies.
This is how I know my taste in buildings is becoming more fine tuned :) my thoughts mirror yours!
 
It's such a cute and awesome infill project, but me thinks some people in the area will have something to say about it 😒

Edit: Here's to hoping that the NIMBY's don't stop this one like they did with Beljan's commercial project near Vi's for Pies.

Very well proposed concept imo
The only possible dislike is the olive colored panels. I find it to be not the mostly optimal color to contrast with this design. Perhaps they could add a third color or darker olive tone ( with strong hues of wet mud/grey)?

Rezoning is already completed, there's not much opportunity to kibosh this one.
