this would definitely make a sweet boutique hotel with a retro vibe!
The fact that this is listed for $33 psf should show the lack of confidence in DT Edmonton. Only 22 stalls is awful too.
I imagine they could form an agreement with whoever owns the parkade across the street. It's a hindrance, yeah, but not insurmountable I would think. The Holiday Inn next door makes it work too.22 stalls....that's it. They will never be able to make a hotel work with that unless they can secure parking somewhere else and then they will need to provide valet service to all occupants.
that's a huge expense irrespective of occupancy rates.
I find this viewpoint somewhat puzzling. This isn't some Sherwood Park motel. A true downtown hotel would not need significant parking. You wouldn't be serving people who've driven in from Prince George. You'd be serving the type of guest that's flown into town.22 stalls....that's it. The one fronting 104th? It was closed for a bit this winter but it's back open now. Cars go in and out daily, albeit not that many. The lower levels of it have become a popular homeless hangout spot.The parkade across the street from the Milner has been closed for at least a couple of years now. Here's hoping that something sexy will replace it, but still retain some of the above-level parking.
