696 units won't be anything to sniff at - this project is singlehandedly removing an entire half block of surface parking and will have at least 696 new residents to Downtown once fully occupied.
Hopefully that many residents can chase out a shit ton of fentanyl hunchers too! At least a 10:1 ratio of residents IN and hunchers out…..

Unsure if this was answered already, but are they planning on building this phase by phase, or just going for both buildings at once?

It looks like prefab trailers stacked up - suitable for a camp in the oil patch. The design is lacking with the materials passable. The developer needs a fresh design effort given its location in the heart of the city.
 
This is essentially what almost all student housing looks like. It's marginally improved, but maybe add some splashes of colour and don't be flexing on how aligned your color scheme is to what AI says is the ideal colour theory. This city is dark and grey in winter and I think architects seriously keep forgetting that.
 
Two phases I believe - south portion first and north after that.

So buildings A/B phase 1 and C/D phase 2 then.
