Next week, the public will have an opportunity to scrutinize Regency Developments' proposal to bring major density to an elongated site bounded by 93 Avenue NW and currently occupied by a group of townhouse units. The Holyrood Gardens redevelopment seeks a maximum of 1,200 residential units within seven mid-rise and highrise apartment buildings, likely ranging in height from four to 22 storeys, and activated by ground-level commercial uses at 85 Street.

The current zoning permits the development of a mixed-use project with a maximum of 460 units allocated across four-storey apartments and townhomes. This zoning has been in place since 1996 and has proven inadequate for Regency's long-term vision for the property. Pursuant to these plans, the City received the enabling rezoning application in March, following two pre-application open houses that collected feedback from the public.

The transit-oriented development envisions four residential buildings of four storeys each, two mixed-use buildings between six and 14 storeys, and one tower up to 20 storeys tall anchoring the traffic circle at 85 Street and 90 Avenue. Most of the parking would be located underground, and space for a small-format commercial establishment would be provided at the intersection of 93 Avenue and 85 Street.

The open house takes place this Wednesday, July 12th from 5:30 to 8:30 PM at the South East Edmonton Seniors Association (9350 82 Street NW). No formal presentation is scheduled; the drop-in session will be attended by City staff and the applicant, who will be available to answer questions about the proposal.
