    Exactly, as the city grows and becomes bigger expanded LRT and transit will take some of the pressure off of the road system and parking which is hard to expand in an urban built up environment.

    It is odd and a bit concerning that domestic travel is down, but transborder and international seems to be doing fairly well. I think in the long run that is a good sign.

    Some areas will develop faster for TOD than others, but it should continue to be encouraged and supported. We are not a downtown centric city, like some others (ex. Calgary or Toronto), so a LRT that allows people to travel between various areas is good, so encouraging TOD such as Century Park...

    Renewal sounds grander, so perhaps it appeals more to the politicians and their communications people. IMO refresh might better describe what is needed, regardless the same issues and problems continue and I doubt what is planned will resolve them.

    I a downtown still very much lacking in basic services a tire shop is much preferable to another empty lot IMO.

    If so, it would be too bad. The tire place is both decent and easy to get to from where I work nearby. I do miss the gas bar, but at least there is another one nearby. I doubt "re-tired" civil servants would like to live so close to their previously toil and anguish, but perhaps some others...
