Westrich Pacific has submitted rezoning plans to the City of Edmonton for a new tower proposal in The Garneau neighbourhood.

Westrich is proposing to rezone 11023-11045 86 Avenue NW for a 28-story, 80-metre tall tower, with nine townhouse units lining 86 Avenue, all designed by J+S Architect. The rezoning documents indicate that the development proposal could include up to 295 residential units; commercial retail is not included in the proposal.

The site is currently occupied by numerous single-family homes, the oldest of which date appears to date back to 1917, while the current zoning would allow for and encourage row housing and stacked row housing.

The proposal is already contentious, having received little community support at an October open house, and with Westrich's co-CEO Richie Lam sympathizing with the neighbours. Still, this submission to the City shows that Westrich plans to forge ahead, citing proximity to LRT, the University of Alberta, and shopping and amenities as reasons to support the development.
