Coming soon to the southern tip of Queen Mary Park, a 5-storey, 86-unit, rental block by Westrich Pacific Corp., to be known as Columbia Avenue, will soon join an up-and-coming stretch of 105 Ave NW. Set to rise at the SW corner of 113 St NW and 105 Ave NW, on the site of a longstanding green field, Columbia Avenue will join a host of similar-size projects in the area which have begun to radically transform this formerly industrial sector.

While few details exist as of yet, the sole rendering for the project highlights a variety of different exterior finishes, including beige, white, and dark brown spandrel, natural wood shingles, and black brick masonry. Columbia Avenue also appears to be contain multiple (superficial) volumes and heights, punctuated respectively by recesses and raised cornices alternating across the facade.

Looking to the future build site, it is clear that this is an area in the midst of a major transition. Brown/green fields abound, while development is quickly swallowing these up. Back-ended onto the "top" of Oliver Square, Columbia Avenue and others like it along the 105 Ave NW corridor will soon form a cohesive neigbourhood - as already evidenced by recent improvements such as new sidewalks and protected cycle lanes.
