Another major redevelopment for downtown Edmonton is in the works, and SkyriseEdmonton has obtained a sneak peek of a first draft proposal.

A partnership of John Day Developments, Pangman Development Corporation, and Maclab Development Group have retained Toronto's Hariri Pontarini Architects to design the project - the architecture firm behind Edmonton's new second-tallest building, the 191-metre JW Marriott & The Legends Private Residences.

The project proposes up to 1,050 residential units (a mix of rental and condominiums) spread across a 147-metre, 45-storey tower, a 117-metre, 35-storey tower, and a 36-metre, 12-storey podium between the two highrises. Retail is proposed to line the base of the building, wrapping from halfway along the 108 Street block and around Jasper Avenue.

The proposal also shows a large amenity space on the podium roof, as well as on the topmost levels of both towers. According to a draft of the rezoning DC2 text - available on the city's planning website - the existing entry to Corona LRT Station on Jasper Avenue is slated to be removed and replaced with a new public entry in the southeast corner of the development.

The proposal appears to replace several existing buildings, including the 1935 El Mirador and 1954 Patricia Annex apartments on 108 Street. The unique Spanish Colonial-style buildings are both an oddity and a favourite among locals, and historical preservationists had hoped to see the buildings protected and restored. Unfortunately, that does not appear to be the case, and the buildings currently do not have the protection of historical designation.

The images shown were obtained from an Urban Design Brief presented to the Edmonton Design Committee in November of 2018 as part of a pre-application process. No doubt some elements have and will continue to change as the project progresses, and SkyriseEdmonton will continue to follow any updates.
