Several months since it topped off back in March, the 6-storey Raymond Block by DIALOG and Wexford Developments has now nearly reached completion. Clad in a mix of stone, brick, and stucco, the handsome mid-rise combines a mix of uses, with 4 storeys of residential placed atop a 20,000 square-foot second-floor office space, which in turn sits above a continuous, wraparound retail level with frontage onto both Whyte Ave (82 Ave NW) and 105 St NW.

Located in the heart of Old Strathcona, the Raymond Block fills a long-lingering void in the middle of the otherwise bustling, urban thoroughfare, its name reflective of the old Raymond Hotel that once occupied the site. Already home to a 7/11 convenience store, the remaining retail bays will soon be taken over by Remedy Cafe, Miniso Japanese Lifestyle, Blaze Pizza, and Five Guys Burgers and Fries.

While it is not yet known who the main office tenant will be, it will likely not be long unto the commercial space is completely occupied, the development's prime location sure to draw a range potential renters. Ahead of the move-in date, work crews have been busy prepping the final touches, making sure the building is all ready to to go.

Viewed from either Whyte Ave (1st image) or 105 Ave NW (above), the Raymond Block has a great deal of street presence, the setback residential portion sitting nicely overtop of its two-storey commercial component. A thoroughly urban addition to the area, bringing a well-balanced mix of uses and retail tenants, the Raymond Block will be a welcome face amid one of Edmonton's most popular, walkable, inner city neighbourhoods.
