More than 6 months since our last update, and progress at the future Emerald Tower site has continued at a snail's pace. Little progress has been made in terms of excavation, leading to further speculation and questions as to when this project will finally get underway.

Located at 11350 Jasper Ave between 114 and 113 St NW in Oliver, the long-vacant former bank site is set to be transformed by Regency Developments and DER + Associates into a gleaming, 45-storey, 273-unit, residential high-rise. For now, however, the build site has remained more or less dormant for the better part of a year, with only minimal perceivable progress having been made.

Thus, it was with a modicum of excitement when an excavator was recently spotted on-site, a sign that perhaps it will not be long now until some further progress is made. According to the sleuths on our Forum, a permit for excavation and remediation has been obtained, the next permits to come once the current work is complete.

The completed tower will rise high above a multi-storey parking garage, which itself will sit atop a single floor of retail facing onto Jasper Ave. The colourful cladding for the garage will represent a whimsical injection of character onto the streetscape, the addition of upwards of 400 new residents to bring with it a great deal of pedestrian vibrancy.
