The Birks Building at the corner of Jasper Avenue and 104 Street NW might soon have a skinny residential neighbour as early plans for a new development take shape. According to the CBC, the low-rise building just to the east, which has been boarded up for over a decade, could finally be redeveloped into something more worthy of its central location.

Pictured below, a Clark Builders sign was recently slapped onto the front facade of the building. The CBC says they will serve as the construction manager for a ten-storey, 34-unit residential building with ground-level restaurants and retail. Holo-Blok has been assigned as the architect by owner Oliver O'Connor, who acquired the site at 10344 Jasper in 1997 for $170,000.

The development is being called 'The Wedge' for now, an appropriate name, given the requested height and spatial limitations of the property could result in a building with very slim proportions. It's not clear whether the existing three-storey structure would be preserved or knocked down, though Roddy Handa of Holo-Blok contemplated the latter option with the CBC.

A development permit could be submitted to the City as early as June, with construction beginning in the spring of 2019. What would you like to see in this spot? Speculate in our Forum thread for the project.
