KENNEDY, the architectural firm behind The Pearl and the mixed-use 80-storey tower proposed in The Quarters, has lodged applications with the City to convert a Capital Boulevard office building into residential use. The 12-storey Centre West complex at 10035 108 Street NW would be retrofitted to house 154 units, with a 60-unit auxiliary building to be constructed on the site, which currently includes an adjacent surface parking lot.

A description for the development application submitted on March 26 asks permission "to change the use of an existing mixed Commercial Uses building to an Apartment House (154 Dwellings) with General Retail Stores and construct additions & interior and exterior alterations, and construct an Apartment House (60 Dwellings) with General Retail Stores."

An associated permit, submitted simultaneously, also seeks approval "to demolish all interior walls in an existing office in preparation for conversion to residential."

The application comes as developers increasingly look at repurposing tired office inventory as new, more desirable space becomes available at the ICE District. Calgary-based Strategic Group is embarking on its own conversion a few blocks west at the 15-storey Harley Court, a 1970s office building boasting 156,000 square feet that could accommodate over 170 one- and two-bedroom apartments.
