An eight-storey residential development has been proposed at 9728 111 Street NW in Oliver by Ram Developments and Group2 Architecture. A rezoning and plan amendment is being requested for the property across the street from the recently completed Hendrix tower, allowing the new development to go beyond the current maximum stipulated height of 14 metres and four storeys.

The proposed site specific development control provision would permit an apartment tower no more than 32 metres in height, with enclosed parking at grade and a maximum of nine dwelling units. Located approximately 200 metres from Grandin LRT station, the property falls within the 'Downtown Station Area' in the City's Transit-Oriented Development Guidelines, which lays out urban design principles to achieve high-quality construction.

Labelled as 'The Ledge' in the submitted documents and the above rendering, the proposed development would replace an existing two-storey home adjacent to a mid-rise residential building. The documents also include elevation sketches that display how the building's rear facade would step away from the hillside as it gains height. A variety of materials, including brick, stone, wood soffit, and clear glazing would be employed between multiple green roof terraces delineating the floors.
