The northeast corner of 107 Street and 99 Avenue is now an open hole as crews continue an exhaustive dig for a new 30-storey apartment tower by Pangman Development Corporation. Heavy equipment has reached a depth roughly equating to five building levels, the same number of storeys required for the development's underground parkade.

A soldier pile and lagging retention wall ensures the safety of the excavation as workers dig deeper. The property formerly hosted the 1953-built Augustana Lutheran Church, which was demolished in late 2016. The congregation amalgamated with the Holy Spirit Lutheran Church on 51st Avenue, and has since adopted the defunct place of worship's welcome sign.

The DIALOG-designed tower employs a three-storey podium with ground-level retail and private amenities located on the second floor. The southwest corner of the building composes its windows in a grid-like fashion, with balconies embedded within the volume. Protruding balconies at the opposing ends devote additional outdoor space for residents.

Intensification of the site is coming fast and furious. While construction continues, a development permit application has been submitted to increase the number of units from 224 to 240. Current plans indicate unit types ranging from studios to two-bedroom layouts.
