The City is moving forward with a plan for transit-oriented development around Stadium Station 40 years after its completion. A partnership between the City and Brookfield, which owns a triangular slice of land immediately south of the station, could finally capitalize on the potential of the space.

The underdeveloped properties around Commonwealth Stadium are the subject of a new and now-approved Area Redevelopment Plan following developer interest in the neighbourhood. Brookfield Residential acquired the Muttart site in early 2015 and a cost-sharing agreement with the City was executed in 2017. Eyeing a conversion of the area from light industrial to a mix of uses, the City envisions a residential and commercial development to replace the current park and ride just west of the LRT station.

Public amenities in the form of sewer upgrades and new connections to the LRT will be funded jointly, with Brookfield and the City each contributing $14 million. An east-west main street running across the LRT tracks will link the Commonwealth Community Recreation Centre to the new developments standing south. The plan also calls for 2.4 kilometres of new pedestrian and bike paths.

The Muttart site has already been rezoned, but the City-owned properties will need to undergo the process to align with the site planning and built form imagined in the current redevelopment plan. Construction could start as soon as this summer, according to the Edmonton Journal.
